Attracting Buyers

I am going to show you exactly how to have buyers begging you to do business
with them! There are four main ways that I go about attracting buyers. Number
one is sign marketing. Number two is online classi?ed ads. Number three is local
newspaper ads, and number four is asking your Power Team for referrals.
First, I want to talk about sign marketing. You want your signs to look very different
compared to everybody else’s. You know you’ve all seen those black and white
ones or the red and white ones everywhere. They’re all bought at the local hardware
store. The problem with those is that people see them so often that they blend in
and get overlooked. Good marketing is about doing things in a different way and
creating huge results. So, what I do is hand-make the signs. They’re hand-written
on bright ?uorescent poster board that’s stapled to tomato stakes and hammered into
the ground.
Make sure, though, that you get a big, industrial-strength permanent marker that is
the thick writing kind so that your writing will be clearly visible from the road and
it will not fade with weather, sun, etc. Our signs are bigger and brighter than any
other signs you’ve ever seen in your local market, I’ll bet. Plus, the fact that they’re
homemade gives them the impression that you’re not some big company trying to
lure people in…you’re just like them. And here’s what you want them to say:

No Credit Needed
Call Now
(with your phone number and website too, if you have one, at the bottom)
Seriously, just keep this simple…you need people to be curious enough to call you 39
or visit your website, so don’t give too much info. You want to put these out at as
many major intersections as possible – also at freeway entrances and exits.
Of course, it’s always smart to check with your city government to ?nd out the rules
for signs like these so that you don’t get ?ned or anything. I’ve found, though, that
if you put them out after 5pm on a Friday, they’ll usually at least stay up through the
weekend. So, even if the city yanks them down ?rst thing Monday morning, you
still get two good days of exposure and, I’m sure, lots of calls and website hits.
Keep track of where you put these signs, though, so that you can see where people
saw them and get a feel of where a good place to put them is versus ones that aren’t.
You always need to be measuring your responses so you know where to focus your
efforts. Save yourself time and money by doing this simple evaluation.
Also, free online advertising is an awesome way we generate tons of leads. There
are a ton of sites that you can search for, but the two that I use on a regular basis
are www.craigslist.org and www.backpage.com. From each of their homepages,
you have to click on the city you want to advertise in and go into their Real Estate
sections. There will be a section for properties For Rent as well as ones For Sale.
You’ll want to advertise in both of these sections to maximize your exposure to the
Lease To Own buyers.
The only downside with these sites is that they don’t like you to put a lot of ads on
there that are similar…so you have to be creative with how you word them. The
most recently posted ads are listed ?rst and are obviously the ?rst ones people see
who are searching so you want to keep adding ads as much as possible so yours is
always in the ?rst few days worth of ads that people are looking through.
Your ads will stay on the sites typically for 30 to 45 days and then will be automatically
